This is a good problem to have, but a problem nonetheless and no one wants to pay for space they aren’t using. We hear this problem frequently, usually several times a week from clients and other business owners we know and meet.

We just recently helped one of our clients terminate their lease. It is a very strong company that wanted a physical office in Dallas (with a principal office elsewhere); we helped them find space in 2013 in a tight Preston Center market.

After a few years, they decided that the cost of a satellite office was not necessary. We paid careful attention to ensuring a flexible lease when the lease was signed and three years later, when they wanted to get out of the lease, Whitebox effectively leveraged the pre-negotiated options to terminate the lease.
