As a business owner, I know some of the most difficult decisions revolve around space. So, we get it.
Whitebox is fortunate to grow and even now, we are getting tight on space. Like many businesses, aside from payroll, rent is our largest expense. We are at a crossroads, a chicken-or-the-egg situation, where we have to take more space as we hire additional people, BUT we don’t want to take space until we actually need it.
This is a good problem to have, but a problem nonetheless and no one wants to pay for space they aren’t using. We hear this problem frequently, usually several times a week from clients and other business owners we know and meet.
Whitebox can help with this. We specialize in creating “flexible” leaseholds, that “inhale” and “exhale” as your business evolves.
Let’s face it, businesses have a life of their own; they grow and contract. The last thing you want is to be stuck with a lease that doesn’t work for you. Our job is to make sure the lease works for you. We have experience in helping companies create a lease structure that matches your business’s needs.
It is our job to worry about real estate so you can focus on what really matters: your business. We can help if you need to grow, downsize/right-size, sublease, or just get out of your space.
We just recently helped one of our clients terminate their lease. It is a very strong company that wanted a physical office in Dallas (with a principal office elsewhere); we helped them find space in 2013 in a tight Preston Center market.
After a few years, they decided that the cost of a satellite office was not necessary. We paid careful attention to ensuring a flexible lease when the lease was signed and three years later, when they wanted to get out of the lease, Whitebox effectively leveraged the pre-negotiated options to terminate the lease.
Our job is to think outside the box. Below are some examples of the things we like to ask for:
