Chasing
the Sacred Cow

Grant Pruitt, SIOR | Founder & President
The start of 2020 marks a new year, a new decade, and the completion of 4 years since the start of Whitebox Real Estate. I am excited about the year and decade ahead, and I cannot wait to see the growth this firm will experience over the next decade.
At the beginning of every year, I like to look back and reflect. When you start a new business, you have an idea of who you are and what you want to be, and you have an idea of who your target client is, but you really have no idea. It took several years to really hone in on who our target was.
We are fortunate to work with companies in all shapes and sizes, but the companies we really resonate with are what I call “Founder-Lead Businesses.” Not that the individual had to start the company, per say, but that they are led by Entrepreneurs and stake holders in the company that truly care about the future of the company and the employees that make up their greater “family.” Many of the firms we work with are family owned businesses with a second or third generation CEO, but he is an active COE that is growth oriented. These companies are typically middle market firms with 50 – 2,000 employees – I get that it is a wide range, but that is the range of our customers in this space. We do well with dynamic, forward thinking companies that think strategically and usually have well thought out business plans where real estate is instrumental.
At the beginning of 2019, I began an in-depth exploration of the types of firms we worked with, and unequivocally this founder-lead / entrepreneurial ideology rang true. Across a wide range of industries and size, our clients were consistently EY Entrepreneur of the Year finalists (and even winners!), Inc. 5000 winners and Dallas 100 Winners, just to name a few.
Our firm mirrors our clients. Whitebox is here to service the unique real estate needs of rapidly-scaling companies that cannot be met by a stagnate commercial real estate industry still running the same playbook it has for fifty years. We are here because this is the time for a new vision, a new type of commercial real estate firm and a new type of agent. We are young, entrepreneurial, self-starters, and autonomous. We are a truly creative real estate firm; we don’t follow any sacred cows or do something just because that is how it has always been done. We are about the long-term relationships; the lease is just the start of our relationship, not the finish line. Our client always gets the A team. In fact, we have no B team. If our clients went to the big firms, they would not get the attention of the A team. No other firm our size can come close to matching our strategic thinking and practical experience when it comes to lease evaluations and negotiation.
We are fortunate to have been named one of the winners of the 2019 Dallas Fort Worth’s Best and Brightest Companies to Work for. We were ranked in the 2020 book of lists as the 18th largest tenant representation firm in DFW (and we are the newest). Oh, and by the way, there is quite a lot of competition (with well over 100 firms, DFW is one of the most competitive markets in the United States).
Our firm looks to hire the best people, and in turn, offer the bet service and the best team to our clients (the best companies).
Our mission is simple and without pretense, to play a fundamental role in the success of the next great wave of companies and provide the type of expertise that makes us a trusted resource for achieving their short and long-term goals.
Call us (if we don’t call you first), we look forward to working with you and/or your businesses over the coming years.
